University City real estate agent for buying, selling, and ADUs.
I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I’ve helped University City buyers and sellers with everything from single-family homes south of Rose Canyon to a property with a newly built ADU, and I help owners plan ADUs here too.

The University City housing market
In September 2026, the median home in 92122 sold for $1,019,700, up 4.8% from a year earlier. Homes sold in a median of 16 days, for 98.3% of list price on average, and 79 homes sold, up from 70 a year before.
If you’re selling
Prices are up from last year and homes are selling quickly, in a median of 16 days. Sale prices are averaging a bit under list, so pricing right from the start matters more than aiming high.
If you’re buying
University City offers 1960s to 1980s single-family homes south of Rose Canyon, plus condos and townhomes near Westfield UTC and the Blue Line trolley. Homes are going under contract fast, so get pre-approved before you start touring.
If you own and want more income
Many University City lots have room for a detached ADU or a garage conversion. Lots that back onto Rose Canyon need a closer look at slopes and fire rules before you design.

Adding an ADU in University City
University City is in the City of San Diego, so ADUs follow the city’s rules. Here is what shapes most projects.
- How many: a single-family lot can usually add one detached ADU, one converted ADU, and one JADU of up to 500 square feet inside the home.
- Size and setbacks: a detached ADU can be up to 1,200 square feet, with 4-foot side and rear setbacks.
- Fire zones and canyons: lots next to canyons and open space in University City may be in a Very High Fire Hazard Severity Zone, where fire-resistant construction applies and the city’s bonus ADU program is limited.
- Parking: usually none required within a half mile of major transit. Many University City streets are near Blue Line trolley stations or frequent bus routes, so check whether your address qualifies.
- Bonus ADUs: the city’s ADU Home Density Bonus Program can allow more units on some lots, but the City Council narrowed it in 2025 and added parking and fee requirements for many projects.
- Rules change, so confirm details with the City of San Diego before you design.
