Selling Your Home

Sell your San Diego County home with a clear plan.

Selling goes best when the hard parts are done before the first showing. I price from real sold homes and market data, get your disclosures and title work started early, and keep you updated every week until closing.

How selling with me works

Seven steps from our first walkthrough to closing day. Most homes are ready to list two to three weeks after we meet.

  1. 1

    Price and plan

We meet, walk the home, and set a price from recent sold homes nearby, along with which improvements are worth making.

  2. 2

    Paperwork up front

You sign the listing agreement and most seller disclosures by DocuSign before we're in escrow, while things are calm.

  3. 3

    Title and pre-escrow

I order the preliminary title report and natural hazard report and open a pre-escrow, so we're ahead when offers come in.

  4. 4

    Get it ready

You finish the improvements we agreed on, a professional cleaning, and a termite inspection. I can refer trusted vendors for each.

  5. 5

    Photos and launch

Professional photos the day before we go live, then a marketing campaign you can follow step by step.

  6. 6

    On the market

A listing update every Thursday with showings and feedback, plus monthly market data for your area against San Diego County.

  7. 7

    Offers to closing

I negotiate the offers, then my transaction coordinator and I manage escrow through closing day.

Questions sellers ask

How do you decide on a list price?

From recent sold homes near yours and market data, not active listings or online estimates. I walk you through the comparable sales and the range they support before we pick a number together.

How long does it take to get my home listed?

Usually two to three weeks from our first meeting, depending on the improvements we plan. We set a tentative listing date at the start and work back from it.

What do I need to do before listing?

Sign the listing paperwork and disclosures, finish any improvements we agree on, have the home professionally cleaned, and order a termite inspection. I'll give you vendor contacts for the cleaning and termite work.

Why do you do disclosures before we're in escrow?

Escrow moves fast once you accept an offer. Finishing disclosures, the title report, and the natural hazard report ahead of time means fewer surprises and a smoother timeline after the offer.

How will I know what's happening once we're live?

You'll get a listing update from me every Thursday with showings and buyer feedback, and a monthly market report comparing your area with San Diego County.

Who will I be working with?

Me, from pricing through closing. My transaction coordinator sends your documents for signature and tracks escrow deadlines, but I stay your main point of contact.

Can I sell my home and buy the next one at the same time?

Yes. I regularly coordinate both sides so the sale and purchase line up, and as a loan originator I can help you understand financing for the next home.
