I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I work with El Cajon buyers and sellers from Fletcher Hills to Granite Hills, and I manage ADU projects here too.

The El Cajon housing market
In September 2026, the median El Cajon home sold for $749,643, up 3.4% from a year earlier. Homes sold in a median of 25 days, for 99.4% of list price on average, and 155 homes sold, up from 153 a year before.
If you’re selling
Prices are up from last year, and homes that are priced right are selling in about three weeks at close to full price. Overpriced homes sit, so pricing from recent sold homes on your street matters.
If you’re buying
El Cajon is still one of the more affordable cities in East County for a single-family home, and most homes sell close to list price rather than far over it. Get pre-approved so you can move quickly on the right one.
If you own and want more income
El Cajon allows an ADU and a JADU on most single-family lots, and many older homes here have the lot size or garage to make one work.
El Cajon neighborhoods
Fletcher Hills
Northwest El Cajon near Grossmont College and the Grossmont trolley station, with 1950s and 1960s ranch homes on hilly streets, some with valley views.
Granite Hills
East El Cajon around the granite-boulder hills near Granite Hills High School, with larger lots and homes from the 1960s through the 1980s. Parts of it are unincorporated San Diego County.
Downtown El Cajon
The area around Main Street and Prescott Promenade, with older bungalows, condos, and apartments close to restaurants, the farmers market, and the transit center.
Bostonia
Northeast El Cajon along Broadway and Second Street, with mid-century single-family homes, many on larger lots with room for an ADU.
Rancho San Diego
Planned neighborhoods from the 1980s and 1990s southeast of town, near Cuyamaca College and Steele Canyon. Much of it has El Cajon addresses but is unincorporated San Diego County.
Schools: most El Cajon homes are served by the Cajon Valley Union School District for kindergarten through eighth grade and the Grossmont Union High School District. Check boundaries for a specific address on the district sites.
From homes near downtown’s Main Street and Prescott Promenade to hillside streets and bigger lots on the edges of the valley, I’ll help you find the part of El Cajon that fits.
Adding an ADU in El Cajon
Many El Cajon homes I’ve sold had a permitted granny flat or room for one. Here are the City of El Cajon rules that shape most projects.
- Size: a detached or attached ADU of up to 1,200 square feet, but never larger than the main home, and a JADU of up to 500 square feet inside the main home.
- Height: 16 feet with 4-foot setbacks, or up to 20 feet with 5-foot setbacks.
- Parking: usually none required within a half mile of transit, or when you convert existing space such as a garage.
- Sewer: the city requires a video inspection of the sewer line to the street. A soils report is not required.
- Timeline: plan on roughly 5 to 6 months for plans and permits before construction starts.
- The city also runs an ADU loan program. Rules change, so confirm details with the City of El Cajon before you design.
What El Cajon clients say
“I have bought and sold 6 properties in my lifetime… This was not my first rodeo, but I sure wish I had known Zach for my first real estate purchase.”
“When we needed to find a new lender immediately to complete a deal, Zach had 10 different connections to reach out to, finding us the perfect lending partner in under 30 minutes!”
“With every house we saw, he pointed out things to look for as well as any red flags. He helped us to realize with each house, exactly what we were looking for and things we didn’t realize we wanted.”
