The Scripps Ranch housing market

In September 2026, the median home in 92131 sold for $1,318,613, down 4.8% from a year earlier. Homes sold in a median of 27 days, for 98.8% of list price on average, and 63 homes sold, down from 72 a year before.

If you’re selling

Prices are down slightly from last year and fewer homes are selling. Homes priced from the right nearby sales are still selling for close to full price in about four weeks, while homes priced too high tend to sit.

If you’re buying

Scripps Ranch offers single-family homes from the 1970s on, among eucalyptus groves and around Lake Miramar, plus townhomes and condos at lower price points. Get pre-approved so you’re ready when the right home comes up.

If you own and want more income

Many Scripps Ranch lots have room for a detached ADU or a garage conversion. Fire hazard zones and HOA rules need a closer look before you design.

Eucalyptus groves and a lake loop

Scripps Ranch surrounds Lake Miramar with tree-lined streets, parks, and open space, with I-15 on the west edge for trips north and south. I’ll help you find the street that fits.

Adding an ADU in Scripps Ranch

Scripps Ranch is in the City of San Diego, so ADUs follow the city’s rules. Here is what shapes most projects.

ADU consulting →

  • How many: a single-family lot can usually add one detached ADU, one converted ADU, and one JADU of up to 500 square feet inside the home.
  • Size and setbacks: a detached ADU can be up to 1,200 square feet, with 4-foot side and rear setbacks.
  • Fire zones: much of Scripps Ranch is in a Very High Fire Hazard Severity Zone, where fire-resistant construction applies and bonus ADUs aren’t allowed on cul-de-sacs or streets with a single way in and out.
  • HOAs: state law keeps HOAs from banning ADUs on single-family lots, but they can set reasonable design rules, so check your CC&Rs.
  • Parking: usually none required within a half mile of major transit. Much of Scripps Ranch is farther from transit, so check whether your address qualifies.
  • Rules change, so confirm details with the City of San Diego before you design.
