The Solana Beach housing market

In September 2026, the median home in 92075 sold for $1,974,420, up 9.7% from a year earlier. Homes sold in a median of 31 days, for 97.3% of list price on average, and 49 homes sold, down from 52 a year before.

If you’re selling

Prices are up from last year, but buyers are negotiating, with homes selling for about 97% of list price on average. Homes priced from the right nearby sales sell in about a month, while homes priced too high tend to sit.

If you’re buying

Solana Beach offers condos and homes near the coastal bluffs and Cedros Avenue, plus single-family neighborhoods east of I-5. Buyers often have room to negotiate, so get pre-approved and be ready to move when the right home comes up.

If you own and want more income

Many Solana Beach lots can add a detached ADU, a converted ADU, and a JADU. Most of the city is in the Coastal Zone, so plan for a coastal permit and check grading limits before you design.

Adding an ADU in Solana Beach

Solana Beach is its own city, so ADUs follow the City of Solana Beach’s rules. Here is what shapes most projects.

ADU consulting →

  • How many: a single-family lot can usually add one detached ADU, one converted ADU, and one JADU of up to 500 square feet inside the home.
  • Size and setbacks: the city must allow at least an 800-square-foot ADU with 4-foot side and rear setbacks. Larger units are tied to lot size and zone, and ADUs under 750 square feet don’t pay impact fees.
  • Coastal permit: most of Solana Beach is in the Coastal Zone. After the city’s planning review, many ADUs also need a coastal development permit from the California Coastal Commission, which adds time.
  • Grading and rentals: an ADU isn’t allowed where it needs more than 50 cubic yards of grading, and ADUs can only be rented for 30 days or more.
  • Rules change, so confirm details with the City of Solana Beach before you design.
