I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I work with Del Mar buyers and sellers, from cottages near the beach to hillside homes with ocean views, and I help owners plan ADUs here too.

Zach's track record
The Del Mar housing market
In September 2026, the median home in 92014 sold for $3,120,583, up 39.3% from a year earlier. Homes sold in a median of 43 days, for 98.5% of list price on average, and 45 homes sold, up from 33 a year before. With this few sales, the median can swing a lot depending on which homes sold.
If you’re selling
More homes are selling than last year, and the median price is well above a year ago. Homes here take about six weeks to sell, so pricing from the right nearby sales and launching ready to show matter.
If you’re buying
92014 ranges from beach cottages and condos near Camino del Mar to larger homes in the hills and in Del Mar Heights. Get pre-approved, and know that most homes sell a little under list price after about six weeks.
If you own and want more income
Many Del Mar lots can add a detached ADU or a JADU inside the home. Del Mar sits in the Coastal Zone, so plan for a coastal permit and check bluff, slope, and view rules before you design.

Adding an ADU in Del Mar
Del Mar is its own city, so ADUs follow the City of Del Mar’s rules, which are stricter than many nearby cities. Here is what shapes most projects.
- How many: a single-family lot can usually add one ADU plus one JADU of up to 500 square feet inside the home. A detached ADU can be paired with a JADU, but an attached ADU can’t.
- Size and height: a new ADU can be up to 850 square feet, or 1,000 square feet with more than one bedroom. Detached ADUs are generally limited to 16 feet tall, with 4-foot side and rear setbacks.
- Coastal permit: Del Mar is in the Coastal Zone, so most new ADUs need an administrative coastal development permit, with notice mailed to neighbors and sent to the Coastal Commission.
- Bluffs, slopes, and rentals: ADUs aren’t allowed on beaches, wetlands, or in bluff setbacks, height drops to 14 feet in the bluff, slope, and canyon overlay, and rentals must be longer than 30 days.
- Rules change, so confirm details with the City of Del Mar before you design.
