Pacific Beach real estate agent for buying, selling, and ADUs.
I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I’ve helped Pacific Beach buyers with new construction near Grand Avenue, I work with sellers from Crown Point to North PB, and I help owners plan ADUs here too.

Zach's track record
The Pacific Beach housing market
In September 2026, the median home in 92109 sold for $1,633,520, up 10.8% from a year earlier. Homes sold in a median of 31 days, for 98.1% of list price on average, and 111 homes sold, up from 93 a year before.
If you’re selling
Prices are up from last year and more homes are selling. Homes priced from the right nearby sales are selling for close to full price in about a month, while homes priced too high tend to sit.
If you’re buying
Pacific Beach offers beach cottages, single-family homes, townhomes, and condos, with Mission Beach and Crown Point in the same ZIP. Get pre-approved so you’re ready when the right home comes up.
If you own and want more income
Many Pacific Beach lots have room for a detached ADU or a garage conversion. Most of the area is in the Coastal Zone, so permits and height limits need a closer look before you design.
Pacific Beach neighborhoods
Pacific Beach
Beach cottages, single-family homes, and condos on a flat street grid between the ocean and I-5, with Garnet Avenue’s shops and restaurants and Crystal Pier at the foot of Garnet.
Crown Point
The peninsula on Mission Bay’s north shore, with single-family homes and condos close to the bay, its bike path, and the parks along Crown Point Shores.
Mission Beach
The narrow strip between the ocean and Mission Bay, with beach cottages and condos along walk streets, the boardwalk, and Belmont Park.
North PB
Hillside streets toward Mount Soledad with single-family homes, some with ocean views, near Kate Sessions Park and the La Jolla border.
Schools: most Pacific Beach homes are in the San Diego Unified School District. Check boundaries for a specific address on the district site.
Pacific Beach puts the ocean, Mission Bay, and Garnet Avenue within a short walk or bike ride for much of the neighborhood, with I-5 on the east edge. I’ll help you find the street that fits.
Adding an ADU in Pacific Beach
Pacific Beach is in the City of San Diego, so ADUs follow the city’s rules. Here is what shapes most projects.
- How many: a single-family lot can usually add one detached ADU, one converted ADU, and one JADU of up to 500 square feet inside the home.
- Size and setbacks: a detached ADU can be up to 1,200 square feet, with 4-foot side and rear setbacks.
- Coastal Zone: most of 92109 is in the Coastal Overlay Zone, where an ADU may need a Coastal Development Permit, and the 30-foot coastal height limit applies.
- Parking: usually none required within a half mile of major transit. Some of Pacific Beach is close to frequent bus routes, so check whether your address qualifies.
- Bonus ADUs: the city’s ADU Home Density Bonus Program can allow more units on some lots, but the City Council narrowed it in 2025 and added parking and fee requirements for many projects.
- Rules change, so confirm details with the City of San Diego before you design.

“His calm attitude helped keep us focused on our goals despite the uncertainty of the coronavirus outbreak and the tough housing market in San Diego.”
“He was helpful, knowledgeable, and communicative throughout the home-buying process. He even shopped around loans for us, which was truthfully the only reason we were able to buy a house.”
