The Point Loma housing market

In September 2026, the median home in 92106 sold for $1,722,494, down 9.3% from a year earlier. Homes sold in a median of 26 days, for 98.3% of list price on average, and 48 homes sold, down from 49 a year before.

If you’re selling

The median price is down from last year, with about the same number of homes selling. Well-priced homes are still selling for close to full price in under four weeks, so pricing from the right nearby sales matters.

If you’re buying

Point Loma offers bay-view homes, mid-century houses, and newer townhomes near Liberty Station, at prices higher than most of the city. With prices softer than last year, there is more room to negotiate, so get pre-approved before you start.

If you own and want more income

Many Point Loma lots have room for a detached ADU or a garage conversion. Hillside lots, the coastal zone, and the 30-foot height limit need a closer look before you design.

Point Loma neighborhoods

La Playa and the Wooded Area

Larger homes on the bay side of the peninsula, from La Playa near the yacht clubs to the tree-lined hillside streets of the Wooded Area.

Roseville and Shelter Island

Homes, condos, and townhomes near Shelter Island, the America’s Cup Harbor marinas, and the restaurants and shops along Rosecrans Street and Shelter Island Drive.

Liberty Station

Newer homes and townhomes on the former Naval Training Center, now home to shops, restaurants, parks, and the Arts District at Liberty Station.

Schools: most Point Loma homes are in the San Diego Unified School District. Check boundaries for a specific address on the district site.

Bay views, marinas, and Cabrillo

Point Loma puts the bay, Shelter Island, Liberty Station, and Cabrillo National Monument close to home, with the airport and downtown a short drive away. I’ll help you find the street that fits.

Adding an ADU in Point Loma

Point Loma is in the City of San Diego, so ADUs follow the city’s rules. Here is what shapes most projects.

ADU consulting →

  • How many: a single-family lot can usually add one detached ADU, one converted ADU, and one JADU of up to 500 square feet inside the home.
  • Size and setbacks: a detached ADU can be up to 1,200 square feet, with 4-foot side and rear setbacks.
  • Parking: usually none required within a half mile of major transit. Much of Point Loma is farther from major transit, so check whether your address qualifies.
  • Coastal zone: much of Point Loma is in the coastal zone, where an ADU may need a coastal development permit or exemption and must stay under the 30-foot coastal height limit.
  • Rules change, so confirm details with the City of San Diego before you design.
