The Carlsbad housing market

In September 2026, the median home in 92009 sold for $1,463,070, up 7.9% from a year earlier, and the median in 92008 sold for $1,737,989, down 3.0%. Homes in those two ZIPs sold in a median of 30 and 41 days, for 98.9% and 99.4% of list price on average, and 228 homes sold, up from 180 a year before. The 92011 median was $1,779,477, and the 92010 median was $1,068,186.

If you’re selling

More homes are selling than last year, and well-priced homes are going for close to full price. Homes priced from the right nearby sales are selling in about four to six weeks, while homes priced too high tend to sit.

If you’re buying

Carlsbad offers beach-area homes and condos near the Village, master-planned neighborhoods in La Costa and Aviara, and lower price points in 92010. Get pre-approved so you’re ready when the right home comes up.

If you own and want more income

Many Carlsbad single-family lots can add a detached ADU, a converted ADU, and a JADU. Lots in the Coastal Zone near the beach and lagoons can need a coastal permit, so check that first.

Carlsbad neighborhoods

Carlsbad Village

Beach cottages, condos, and newer homes in 92008 around the walkable downtown, with State Street shops, the Carlsbad Village Coaster station, and the seawall walk along the beach.

Calavera Hills

Single-family homes and townhomes in 92010 on the city’s northeast side, near Lake Calavera trails and the Oceanside line, with some streets offering ocean views.

La Costa

Hillside neighborhoods in 92009 around the Omni La Costa Resort golf courses, plus Rancho Carrillo and other master-planned areas near Melrose Drive and Palomar Airport Road.

Aviara

A master-planned area in 92011 on the north shore of Batiquitos Lagoon, around the Park Hyatt Aviara resort and golf course, with lagoon trails nearby.

Schools: most Carlsbad homes are in the Carlsbad Unified School District, and parts of La Costa are in other districts. Check boundaries for a specific address on the district site.

Beaches, lagoons, and the Village

Carlsbad has beaches, three lagoons, and a walkable Village, with I-5, State Route 78, and two Coaster stations close by. I’ll help you find the neighborhood that fits.

Adding an ADU in Carlsbad

Carlsbad is its own city, so ADUs follow the City of Carlsbad’s rules. Here is what shapes most projects.

ADU consulting →

  • How many: a single-family lot can usually add up to three units: one JADU, one converted ADU, and one attached or detached ADU.
  • Size and height: a detached ADU can be up to 1,200 square feet. ADUs follow the main home’s setback and height standards, and the old one-story limit is gone.
  • Parking: you usually don’t have to replace garage parking you convert, except west of the rail corridor and in the area bounded by the rail corridor, I-5, Avenida Encinas, and Batiquitos Lagoon.
  • Coastal Zone: lots in the Coastal Zone, near the beach and the lagoons, can need a coastal development permit, which adds time to the approval.
  • Rules change, so confirm details with the City of Carlsbad before you design.
