Lakeside real estate agent for buying, selling, and ADUs.
I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I work with Lakeside buyers and sellers from condos near Lindo Lake to acreage in Eucalyptus Hills, and I help owners plan ADUs here too.

The Lakeside housing market
In September 2026, the median Lakeside home sold for $757,139, down 6.0% from a year earlier. Homes sold in a median of 39 days, for 100.5% of list price on average, and 37 homes sold, down from 41 a year before.
If you’re selling
Prices are a little lower than last year, but homes that are priced right are still selling at or above list price. Pricing from recent sold homes on similar lots matters here, since land and views vary so much.
If you’re buying
Lakeside offers more land for the money than most of East County, from condos near Lindo Lake to acre-plus lots in Eucalyptus Hills. Well-priced homes still draw multiple offers, so get pre-approved before you start touring.
If you own and want more income
Lakeside is unincorporated San Diego County, so ADUs follow County rules, and many lots here have the room for a detached unit or guest house.
Lakeside neighborhoods
Eucalyptus Hills

Lindo Lake and Town Center
The heart of Lakeside around Lindo Lake County Park and Maine Avenue, with older single-family homes, condos, and townhomes close to the park, shops, and restaurants.
Lake Jennings
East Lakeside near Lake Jennings and its trails and campground, with hillside streets of single-family homes, some with lake and mountain views.
Riverview
Neighborhoods along the San Diego River near Riverford Road, with single-family homes, some on larger lots, close to river trails and Highway 67.
Winter Gardens
Southwest Lakeside along Winter Gardens Boulevard toward El Cajon and Santee, with mid-century single-family homes on quiet streets.
Schools: most Lakeside homes are served by the Lakeside Union School District for kindergarten through eighth grade and the Grossmont Union High School District. Check boundaries for a specific address on the district sites.
From condos steps from Lindo Lake to hillside homes near Lake Jennings and acreage in Eucalyptus Hills, I’ll help you find the part of Lakeside that fits.
Adding an ADU in Lakeside
Lakeside isn’t its own city, so ADUs here go through the County of San Diego. Here are the County rules that shape most projects.
- Size: a detached ADU of up to 1,200 square feet, an attached ADU of up to half the size of the main home (1,200 square feet at most), and a JADU of up to 500 square feet.
- Septic: many Lakeside homes, especially on larger lots, are on septic, which adds a County Environmental Health review of the system.
- Plans: the County offers pre-approved plans for detached units that are about 85% complete, which can save design time.
- Fees: the County’s trial impact fee waiver ended in January 2024, so budget for impact fees at permit issuance.
- Selling separately: since March 2026, the County allows some ADUs to be sold separately through a condominium conversion.
- Rules change, so confirm details with County Planning & Development Services before you design.
