I’m Zach, a real estate broker at Utmost. I’ve personally closed $201 million in home sales across 267 transactions, I’ve helped Alpine buyers and sellers with everything from homes in Alpine Heights to single-family homes on larger hillside lots, and I help owners plan ADUs here too.

The Alpine housing market
In September 2026, the median home in 91901 sold for $1,099,677, up 19.5% from a year earlier. Homes sold in a median of 40 days, for 97.5% of list price on average, and 48 homes sold, up from 43 a year before.
If you’re selling
Prices are up sharply from last year and a few more homes are selling, but buyers are still negotiating, with homes selling for about 97.5% of list price. Homes priced from the right nearby sales are selling in about six weeks, while homes priced too high tend to sit.
If you’re buying
Alpine offers single-family homes on larger lots, from neighborhoods near Alpine Boulevard to hillside and rural properties at the edge of the backcountry. Budget time for septic, well, and fire-safety inspections where they apply, and get pre-approved so you’re ready when the right home comes up.
If you own and want more income
Many Alpine lots have room for a detached ADU, a garage conversion, or a JADU inside the home. Septic capacity, fire access, and slope are the details to check before you design.
Alpine neighborhoods
Alpine town center
Homes near Alpine Boulevard, the main street through town, with shopping at Alpine Creek Town Center and quick access to Interstate 8 for the drive west to El Cajon and San Diego.
Alpine Heights
A hillside area north of Interstate 8 with single-family homes on larger lots and winding roads, a few minutes from the shops and services along Alpine Boulevard.
Along the backcountry
Streets on the edges of 91901 border open space, including the Wright’s Field preserve near town and Cleveland National Forest land to the east, with rural lots and some horse properties.
Schools: most Alpine homes are in the Alpine Union School District and the Grossmont Union High School District. Check boundaries for a specific address on the district site.
Alpine pairs larger lots, hillside settings, and nearby national forest land with an easy drive down Interstate 8 to El Cajon and San Diego. I’ll help you find the property that fits.
Adding an ADU in Alpine
Alpine is an unincorporated community, so ADUs follow the County of San Diego’s rules. Here is what shapes most projects.
- How many: a single-family lot can usually add one ADU and one JADU of up to 500 square feet inside the home.
- Size and setbacks: a detached ADU can be up to 1,200 square feet, with 4-foot side and rear setbacks. Fire setbacks can be stricter on some lots.
- Septic and water: many Alpine lots use septic, and the County’s environmental health team needs to confirm the system can handle the added unit. Lots on wells need a water check too.
- Fire safety: much of Alpine is in a very high fire hazard severity zone, which brings ignition-resistant construction and defensible space rules. Ask the Alpine Fire Protection District about sprinklers and access early.
- Rules change, so confirm details with the County of San Diego before you design.
