How buying with me works

Seven steps from our first conversation to closing, plus a home value update every year after you move in.

  1. 1

    Consultation

We meet to talk through your goals, budget, timeline, and the areas you want to live in, then sign a buyer representation agreement.

  2. 2

    Pre-approval

You get pre-approved early so we know exactly what you can buy at today's rates. As a loan originator, I can help you compare options.

  3. 3

    Your search

I set up saved searches for your areas and send you new listings as they come on the market, then tour the best ones with you.

  4. 4

    Writing an offer

I pull recent sales to price your offer, then negotiate terms, credits, and timing on your behalf.

  5. 5

    Escrow

Inspections, appraisal, and loan approval, with my transaction coordinator tracking every deadline. I introduce you to insurance and other vendors you'll need.

  6. 6

    Closing day

We walk through the final steps, you get the keys, and I send a file of your documents plus my vendor list for your new home.

  7. 7

    After you move in

Each year I send you a home value update so you always know where your investment stands.

Andrew E. · Google, 5 stars
“Zach was patient enough to stick it out with us for almost a year before we found our dream home. He's super sharp, a great negotiator, and the guy you want on your side when it's crunch time.”
Corey H. · Google, 5 stars
“He was incredibly helpful in explaining to us all steps of the process, helping us get a sense of the market, keeping us on track, and getting us a fantastic deal/closing credit on our house.”

Questions buyers ask

Do I need to be pre-approved before we start looking?

Yes, ideally. Pre-approval tells us exactly what you qualify for at current rates, and sellers take your offer more seriously. I can connect you with a lender or walk you through options myself.

How will I hear about new homes?

I set up saved searches for your areas and price range, and you get new matching listings by email as soon as they hit the market. You can also browse every active listing in my home search, or set up custom alerts yourself.

How do you decide what to offer?

I look at recent sold homes nearby, how long the home has been on the market, and the competition, then recommend a price and terms that give you the best chance without overpaying.

What happens once my offer is accepted?

We move into escrow. We schedule inspections, your lender orders the appraisal, and my transaction coordinator sends documents and tracks deadlines while I negotiate any repairs or credits.

Can I buy a home with an ADU, or one I can add an ADU to?

Yes. I help buyers find homes with an existing ADU or room to build one, and I look at permitting and rent potential before you make an offer.

Do you work with first-time buyers?

Often. Many of my reviews are from first-time buyers, and I explain each step so you always know what comes next.

I’m UC San Diego faculty. Can you help me buy with the MOP?

Yes. I’ve helped 17 UC San Diego faculty families buy homes since 2016, most of them with the university’s Mortgage Origination Program. See how I help with the MOP.

What areas do you cover?

All of San Diego County, from the city of San Diego and the coast to East County.
